Our Investment Strategy
Platform Industrial is a Texas-focused real estate investment firm that partners with LPs to deliver strong, risk-managed returns through disciplined acquisitions and hands-on asset management. We target industrial properties between 10,000–100,000 square feet, acquired below replacement cost, then enhance and lease them to maximize value—typically within a 12–36 month hold. With an optimal deal size of $2M–$25M, we raise capital on a deal-by-deal basis, giving investors the flexibility to choose opportunities that align with their goals. All investments are tracked through our secure investor portal, providing clear visibility into performance, while accredited investors gain first access to new offerings as they become available.

Entity Structure
Each property operates under a separate ownership entity. This structure protects our investors’ liability and provides them with tax advantages
Hold Duration
Our deals are structured to hold for a typical time period of 12 to 36 months depending on the asset strategy. Most of these decisions will revolve around lease terms, duration and current or forecasted market conditions. Upon acquisition approval, each deal will have its own specific plan for hold term, with the goal of maximizing the shareholder returns.
Tax Advantage
Utilizing accelerated depreciation schedules and cost segregation strategies on our properties, which allows our investors to take advantage of maximum tax benefits.
Prudently
Financed
We are conservative when it comes to financing our deals. Although debt allows for higher returns, we are cautious to protect our downside when the market inevitably experiences a downturn. We only finance at terms that are aligned with our long-term holding strategy and that protect our assets from market compressions.
Co-Invest
Platform Industrial co-invests in every deal we bring to our LPs. Typically, Platform Industrial invests 10-25% of the equity in each asset we purchase.
Quarterly Distributions
We distribute to our investors quarterly through automated ACH deposits via the investor portal. This seamless process avoids delays due to duplicative information requests. A typical investment will make quarterly distributions until an exit is realized.
Off-Market Data Sourcing
We have a strong network of dealmakers in the market, allowing us to look at deals others don’t get the opportunity. Our extensive deal network includes brokers, companies, contractors and other real estate professionals. Platform Industrial has a reputation for honesty and no-nonsense dealings, which allows us a first look when a valuable opportunity presents itself.
Realistic Returns
We prioritize realistic and achievable cash-on-cash returns, and do not rely on the market conditions to provide increased value to the investment. We test our models with downside scenarios to ensure each asset meets our investment standards. Asset appreciation is an added bonus, not a necessity, for our return profile.
Investor Interface
We work with Agora to provide an excellent online platform for our LPs. Investors are given a portal login with access to extensive, up-to-date information where they can see return metrics, tax documents, distribution history, and more. All investment documents are signed virtually, and capital contributions and distributions are automatically processed via ACH transfer.
